Building an Extension

Hi
I know this will depend on so many factors but if you were looking at building a single storey extension to extend the kitchen in a property and adding a dining room, probably 4m long by 6m long, what sort of figure would we be looking at for it? - not including the kitchen or anything, just the building.
If you had something similar, how long did it take the builders to get it done?
How long did the planning permission take?

I built my own and it was a singlg[e story with a high slopping ceiling.
aabout 15 k for materials... and about 4 to 6 weeks planning permision... planning permsion cost me about £400 and the drawings £500 ish or you can get them cheaper if you shop around.“Life isn't about finding yourself. Life is about creating yourself.”

We were quoted 30k for everything, including party wall, drawings etc, and finished inside, i.e. plastered and flooring. That is in the south east.0

We just had a similar size kitchen / living room, plus a new hall way and bathroom, demolition of existing garage and to a plaster finish came in at 40k. ^as this, demolition of existing conservatory, kitchen installed and engineered wood flooring throughout the new open plan room.
£50k included 4x5m extension, 4m knock through opening, vaulted ceiling with 4xvelux, 3m sliding doors. new utility/wc in the 'old' house too. So a few extras on top of just building a basic box.
Our house is terraced with no rear access which probably added to the cost as well.0 -
We had a 4 x 5m extension a couple of years ago to replace a conservatory, it cost £36,000 all in. We live in Sussex.
We did need 2m deep foundations because of various large trees surrounding the property which added a decent chunk to overall costs plus we did widen the opening to the extension, raise the opening by moving the RSJ and doing a bit of internal modification (added internal bi-folding double doors). This included plastering, flooring, heating and lighting.
