Its basic business ? You want clients that can pay? If there having services put in moved etc try your I'll pay when its done method see where it gets you ? If client wants account privileges thats what you suggest e.g.works on credit then they need to meet same criteria as those credit is offered too.... Works both ways ?I would want a builder who could afford to pay his laborers a weeks wages without needing my money to do it
Getting into the ground can cost tens of thousand +e.g. services, pile driving columns etc no laborers there ? It can be as low as man with a spade only builder and OP know which?
If you think that builder's are going to rip you off then don't be so moronic as to employ them,,,,, Dozen ways to insure your not ripped off? Not paying for something up frontis certainly no guarantee at all ? Communication, negotiation understanding business is key If you were in business or informed you'd know that? The I'll not pay mentality.... Believing it makes your hard earned safe is an ignorant approach?0 -

I had work done 18k job, picked a reputable builder and paid not one penny until the second week

I am using a local builder who has been living and working in the area for about 20 years. He has previously worked with the architect I used, and had good references.
I paid 15% up front a few days before work began. On the first day lots of materials (bricks etc) were delivered to site. Also a skip, 2 digging machines, and other stuff.
Small businesses need to be very firm about cash flow. The reason small businesses went bankrupt in the 80s and 90s was not because they were not profitable, but because of poor cash flow. I had no problem paying in advance as I had checked out the builder in advance.0 -
That simply guaranteed they turn up nothing else? Not that work was correct or that they didn't rip you off I’ m not implying payment should be made regardless only that people should make informed decision and a blanket don’t pay is no guaranteeI had work done 18k job, picked a reputable builder and paid not one penny until the second week

I'm just coming to the end of an extension build that is costing about £55k. My builder asked for 10% up front. I wasn't terribly happy but paid it. As it turns out the work has gone well and after the first three weeks or so I have been ahead.You can pick your friends and you can pick your nose but you can't pick your friend's nose.0
