how many surveys before buyer signs contracts?

    Deep breathe and calm down. Are you sure the potential buyers cannot retrieve the situation?

    If not ( And the fact you've gone back on the market suggests they can't ) your next stipulation to your EA is that you want people who are quick movers.

    But whatever you do don't bend over backwards with surveys etc again.

    Survey was done, all was well, buyer was happy with results, phoned our Estate Agent and said they were happy to proceed and wanted an early completion.......... horay! We thought we had crossed the final line................ then last THursday, Estate Agent, phoned to say that they had withdrawn from sale. It appears that they had crossed the line with the Building Society and gone beyond their date. We are devastated, we have had to put the house back on the market, we stand to lose our property which we had put a deposit on. These have been the bouyers from Hell. Our lives have been turned upside down, we should have been getting the keys to our property next week.

    Something doesn't quite add up. If all else is okay, getting the mortgage offer re-issued would be quite straightforward. Have they postponed exchange, or completely withdrawn? If it's the latter, is sounds like a case of cold feet. If the former, you have nothing to gain by remarketing as it puts you back at square one.

    But on the 26th, you knew their mortgage ran out on 28th, and said that you'd be putting the place back on the market after the bank holiday if you hadn't exchanged before last weekend...

    When you say you've put a deposit down and are getting the keys next week - is that a rental, or a purchase where you've broken the chain?

    After receiving their mortgage report, our own surveyor gave us leads to have these reports done on their behalf, we have been out considerable expense, he waits 3 weeks, then decides he was having a further report! He wanted all the carpets pulled up to inspect the floors, we said fine, but you will pay for the re laying of these as they are new carpets and woollen carpets never stretch back the same. He decided then it was not necessary. We have just had enough of their "change of plans" every other week, we had a telephone call from him saying he had booked a removal lorry for 14th April to move in, what he failed to tell us was he had not even had his mortgage approved. We packed all our stuff, we are living out of boxes, our home is in chaos just to keep this guy on board. I just want to unpack, get my life back to normal and live in peace.

    I feel for you and your husband and i'm sorry to hear how this is impacting your health. Unfortunately this sounds like you have been unlucky with your buyer (yes they have a right to instruct as many surveys as they like but there's ways of speaking and negotiating with people - from your account they sound deceitful, rude and aggressive). I also think you have unfortunately been too trusting which is a lovely trait in itself but hasn't helped your position.

    I think you and your husband need to take back control of your home and future now. Put forward an ultimate date and stick to it. Yes you may lose the house you're buying and the buyer, but if that means you are both still alive so what - stress is the biggest killer. You will find another buyer and would have learnt from this experience. I wish you both well - take back control of your life and home xx
