Buying in Peckham

Hi There,
Have been looking at a few 1 beds in Peckham. I don't really know the area that well but have a lot of friends who live in the local area. I was wondering if anyone had any advice on areas to steer clear of? I know the media hype up all the crime in south east but thought it would be worth asking anyway. I am currently interested in a 1 bed on Marmont Road.

I spent a brief stint in Peckham Rye. Green space and the price tag to go with it.
I moved away because getting a train to London Bridge was a nightmare. It's the penultimate stop for a lot of the stopping services so always rammed, and I got fed up being unsafely crammed in.0 -
I have lived in the Borough of Lewisham for most of my life so know Peckham well. Crime is no worse in Peckham compared to most places in North and South London.
There are lots of moped muggings going on at the moment but they tend to occur in spells in most London boroughs until the police get back on top of the problem.
I know people who have been mugged but they have always been taking shortcuts through unlit parks at night or not keeping track of their belongings. Its a sad state of affairs but if you remember your surroundings and stay streetwise you have nothing to fear imho.
Peckham is a really fun place to live. Lots of good places to eat and drink.0 -
Lived near Peckham for a bit a few years ago (Denmark Hill). I didn't feel unsafe at any point, but then I did stick to open/large streets etc.
Pretty sure it's one of those areas that's benefitting, or will benefit, from redevelopment and investment. Bit like large parts of east London.0 -
Peckham has lovely bits and bloody awful bits. It's been described to me as the new Brixton, I.e. On the way up. When I looked at living there a couple of years ago I decided that I would not feel safe walking home from Peckham rye station late at night. I was looking at living north of Queen's Road.
At that time there were very few restaurants or cafes in the Rye Lane area. If there are now then it's a good sign that things really are on the up.0 -
I lived in Peckham for the greater part of my life, never had any problem with crime though it exists in the area but as mentioned it's not much different from most parts of London.
Marmont Road is a good I went to school on Friary Road which is nearby. Anywhere near large estates or busy roads isn't necessarily the best.
Montpelier Road and Kings Grove are good areas. Roads around !!!!!!!en Road are good. If you want to be near the station then being around Queens Road is better, that station is better it's still a bit busy at times but better than Peckham Rye station. It's also away from the high street which can be chaotic.
Maybe you should have a look around the area a couple of times yourself and also with your friends and really get a feel for the area.0
