Roofer's quote for new chimney pots/repointing

Hello amazing MSE people, I bow down to your wisdom :)

I've just moved into a new terraced house and discovered some damp on the attic chimney wall. Had a roofer up there who said the chimney needs new pots (x6 - it's shared with next door), full repointing and lead flashings re-dressed and sealed. He's quoted £1464 including VAT. I nearly fell over when I got the quote and so did my neighbour but perhaps it's to be expected? Would anyone know?

I've tried to get other roofers out to give me some comparison quotes but none of them have got back to me so I'm not sure how to proceed. Roofers must be in demand in West Yorkshire!

Any thoughts much appreciated. I have no idea about the cost of this kind of thing. Either way, it has to be done, but would just be happier knowing I'm not being ripped off...

Other bits he mentioned:

• New roll top pots fit (wood burners) and cowl on pots x 2
• Ventalition cowls are to be bed into top of chimney to vent remaining chambers where pots have been removed (condisation)
• Top of chimney cement flaunched

    If the roofer needs to have scaffolding erected then this makes a huge cost on the job. A simple scaffold, in an easy location, to normal roof height can be well over £600+VAT.

    The pots can also be very expensive and you want six of them. Here it depends exactly what models you require. I wanted one for my house and it was going to be at least four months to make it and then it was a case of name your price. If you want guidance on prices and availability run this past your local builders merchant.

    My intuition is the roofer will be working for two days so this would be up to £500+VAT, depending of course on his rates and costings.

    Only you know the location, the access, the height, the weather but it is possible you are being given a realistic quote.

    Thank you, that is incredibly helpful.

    I have had a similar quote of over £2000 for basically the above, including rebenching (but not chimney pots) and some re-tiling. Same area, same problem to even get someone out to look at the roof. Easier said than done to follow the general advice and "get several quotes" in an area which has been flooded in December - it seems all builders/roofers are still busy sorting out the damage.

  • Oops – no, built around 1890s. Probably about time it had some TLC!
