Warehouse converted in the 90s and hear absolutely NOTHING from my neighbors. It's amazing.

I'm in a 2013 build Taylor Wimpey - I can't hear my neighbour's baby crying unless we both have our windows open.

I live in a flat built in 2004. The person below me has a chronic cough that is worse at night - I haven't slept since he got it which should tell you everything about the new build flat. (2004 is new build to me!)

However, I read that post-2004, tests and requirements for soundproofing newbuilds became much more stringent so I'm hoping you wouldn't have to worry too much.

I live in a 2006 new build flat and I could barely sleep the first week because I have never lived anywhere so quiet! It was eerie! The only noises I hear are washing machines when they are on the spin setting and DIY. I can't hear voices, footsteps or TVs etc.
  • I have a 2015 3 storey townhouse semi detached property. The soundproofing is shocking, I can hear the neighbours front door from the top floor room and it's not attached to their side. I can hear doors shutting, footsteps up and down stairs and tv/conversation. I would never ever buy a new build attached property again and would never recommend that someone doesnt unless there is some way of checking the sound proofing beforehand. As ours was built off plan there was no way to check this. The house has been signed off with the relevant soundproofing cert however there must be an extremely low bar if that passed it! We had a really old terrace b4 and apart from the odd child shouting top note I couldn't really hear them. I would never ever buy a similar new build attached property again. I know everyone has different experiences but mine is not great unfortunately.

I'm in a 2014 new build semi and soundproofing is excellent. Can't hear anything really from next door. Previously I had a 2005 new build flat that was fair to middling. Wasn't awful but could definitely hear upstairs (who wasn't terribly noisy) moving around and a bit from next door although the had three very young children - but it wasn't horrific.

Truly horrific was the 1960s build flat I was in before that where I could hear EVERYTHING from upstairs and next door and the neighbour downstairs asked me not to wear shoes in the house..

I know everyone has different experiences but I've been very happy with th new build experiences.

In my old house (Victorian terrace) you could hear the neighbours making love almost every night - especially when I got the glass in exactly the right place
