    Thanks. So now thinking rebuild the steps, clear away that broken wall, build a retaining wall where it raises and then create a patio area by using slabs rather than decking.


    Or would the retaining wall be the one next to the steps as they are now?

    My place has north facing decking. Neglected by the previous owners, and it did look an interested shade of grey and green. Slippery in rain too.

    However I've cleaned it up and applied some decking stain and it's now looking pretty good (and has ceased being slippery). This is recent so perhaps the stain won't be long lasting enough but we'll see.

    I think the important thing is you can't just leave it alone forever. You will need to clean it and re-treat it occasionally.

    I would also widen the steps to cover the area of the path beside the existing steps.

    The path may be for access for a lawnmower to the grass but if you need that then make a path at the side= out of the way.

    Make sure patio level is below damp course and slopes away from the house.
  • I did a 4x3 area last year and it cost £500 for the materials - no labour.

    Just needs cleaning with decent brush and cleaning solution and it'll look good as new.

    Have a look at "garden steps" in Google Images. There are loads of ideas there and lots that would make your garden look really good - particularly the wider ones, in my opinion.

    We have decking at work which has been there 10+ years. Even after being neglected for a few years now due to closure if the building it still looks good. I suspect it's the difference between good quality deck boards and the cheap stuff from B&Q.

    I know quite a few of you have advised against decking and go for patio/slabbing, but what type would you recommend that is less likely to get algae and is not too smooth/slippery, yet it would be great for tables & chairs?
