Solicitor Delay - Title deeds help

Options
Hello

We have bought a new build house on shared ownership. We were told out solicitor fees will be paid as an incentive, so therefore used their solicitor they reccomend.

All documents are back with them now, we have seen and signed contracts etc.
Mortgage is in place and approval sent to seller (orbit homes)
We have transferred our deposit money - 5% to the solicitor so literally all ready to go.
But, there are 2 outstanding queries. Can anyone advise if they have had similar queries and how long it took to resolve?
from the solicitor: "we have to obtain consent certificates to allow you to register, we believe the title has been registered incorrectly, as refers to the wrong clause in the documentation.

What does this exactly mean?

    First off... :wall:

    Never use someone else's solicitor!

The quotation is quite vague. Register with the HA maybe? NHBC?

You really need to query it and get clarification from the solicitor.
  • The seller reccomds a list of solicitors and mortgage brokers to assist.
Our slicitor is different to their solicitor.
They have recommended ones to use to help with the house buying, and they are paying our solicitor costs for us, hence why went through the solicitor they recommend.
I thought she meant with the Land Registry, its all to do with the ownership:
Restrictions on title which must be adhered to in order for you to be registered as owners"
