Mortgage company can see things I can't! Random payments on file.

Hi all,

I'm going through a remortgage and the mortgage company says there are 2 credit accounts of £113 and £167 on my credit file. We are confused and worried as we don't have any loans & payments for that amount and it is affecting their mortgage terms.

I set up an equifax account and couldn't see them. They said they use experian. I've ordered a £2 credit report from experian. I can't get the free deal as I've already had one.

Just wondering if anybody knows if the credit companies can hide things from you and only show companies. Also wondering if the equifax and experian will show different things?

    No, they cannot hide anything from you. So any accounts in your name should show.
    But there might be different data between Equifax and Experian; some lenders only report their data to one agency, rather than all 3 of them.
    But if the lender used Experian, you should see what they are seeing when you get the manual report.

    Make sure you have also put in all your address history as sometimes you may have data attributed to an address that is linked that the mortgage company can see due to link but if you don't give that address you don't even though it may be in your linked address section.

  • Thanks John, I've gone back 8 years. That's what the mortgage company have asked for and the credit file companies.

    They didn't ask for any addresses further back.

    Leaving aside the fact that you don't immediately recognise these accounts, how exactly is their existence affecting the terms of your mortgage? Two credit accounts with balances of £113 and £167 should not be adversely affecting you as the balances are very small and insignificant.
  • They are monthly payments that are showing and affecting our affordability. Am still awaiting the £2 experience report.

    It's insane that 2 small balances like that can affect an affordability assessment.
