Hi All
We completed on our first house just over a week ago.
I was wondering if we are meant to get any paperwork from our solicitor about the deeds etc? Having read around on the forum am I right in thinking its electronic and can be bought from the LPS? (we are in Northern Ireland)
I know/think that our lender keeps documents until the mortgage is paid off, but is there anything we should have received from our solicitor regarding the purchase or ownership of the house? The only thing I have received from them since completion is a letter confirming there is no outstanding bill.
Any help would be appreciated

Did you not get a written report on what you were buying at any stage?
OK deeds as such are history, but every time I've bought , most recently 4 years ago, but many times prior, I've been given a wad of stuff; most recently, neatly bound-up in a package...
... report on title, copy lease (and commentary) if leasehold, 'office copy' of land registry entry with red-lined plan, copies of searches, (local authority, drainage/water/sewage/flood, environmental if I commissioned one, any timber/damp/surveyors/buildingworks/ boiler guarantees, tree preservation orders or past planning assents, etc...
In many cases (as I choose solicitors who use email) I have electronic versions of some of these, supplies, together with the 'standard enquiries' responses....
You did choose your solicitor...?0 -
When we signed the contracts in the office I did see all that, the lease information was read out to us by our solicitor, and there was a wad of paperwork in our file. Will get onto them tomorrow - we did choose them. Thought I was going mad when I all of a sudden thought - hang on, I have nothing at all paperwork wise about the purchase apart from the mortgage stuff! (and the keys lol)
thanks for your help.0 -
You only completed a week ago, once your new ownership is registered at the Land Registry (new builds/transfers of parts can take 6 months or more) your solicitor should send you the new Office Copy (aka the Deed) and all relevant paperwork held in their file.
So please don't start chasing your solicitor yet.
The original contract documentation (certificates, guarantees, conveyance, lease) also have to be sent from the sellers solicitors to your solicitor which can take a few days.
Yes, you should have been sent copies of all relevant stuff already but the official Deed takes time.Currently studying for a Diploma - wish me luck
