Dear all,
We are looking at buying a house. It was on the market for £899k, later reduced to £875k with the same agent. They recently moved to agents and its on for £867k. How much would you offer to start with? How much (max) would you pay? More info below:
About the property: This is a semi (good size) and its on a busy road. (not directly though - there is a narrow road in front of the property and a strip of grass). There is a school further along the road and the traffic is awful during school run times (ok for us). The property needs some updating.
Other properties currently on the market:
Detached property1: further down this road. Its similar size, very good condition. Its almost next door to a small parade of shops (which my husband didn't like). Its on for £875k.
Detached property2: Similar size (or a bit bigger). Its on for £875k - but this property is directly on the busy road. This one is on the market since a good few months.
Recently sold:
There was a similar sized detached property on the market for £799k (directly on the busy road). It stayed on the market for ages. Reduced to £749. Now sold.

Well it sounds as if they have reached a stage where they realise they are going to have to sell for less than they thought. 867 is a funny price. Sounds like they would settle at 850+. Up to you to decide what it's worth to you. It could be they've been on a while and need to sell so you could try a lower offer.
Tip if you really want it though, don't go in so low that they think you're a chancer as even if you get nearer the price in the end they may not trust you. Remembering a time when I told the EA after a series of stupidly low offers from someone who 'wanted' my old house that even if he came back with asking price I wouldn't sell to him ... This behaviour led me to expect him to reduce the offer at the last minute.0 -
Hi,
It may be useful to get estimates on the things that need to be done around the house and subtract that from the asking price.
You can go a bit lower and leave room for negotiation.0 -
Just google the address and it should come up with the previous listing on Rightmove.0
