Help with costs of refurbishment and loft conversion

This is my first post on this forum, and would be grateful if anyone cold help me out with the below

I am currently in the process of purchasing a house on the south east coast and looking to do a full refurbishment and loft conversion, I wondered if anyone is able to give me a ball park figure of how much this would cost, I will not require and kitchen fitting or painting

Please see below for list of work that needs to be done - it is a victorian 3 bed terraced house

I do have a plan of the house but as new user I am not allowed to post it, so have included sizes below.

General Work
Full re-wire
Full re-plumb new boiler and 11 x radiators
Sand and varnish floors hallway, lounge and reception room
New coving
Replace Ceilings
Re-plaster all walls and ceilings
New skirting boards
Remove wall between kitchen and reception
Remove chimney breast in kitchen
Bi-fold door in kitchen x2 (left and back wall)
New door in reception room to garden
Replace Balustrade on staircase
Replace all windows x 10
New Bathroom 3 piece suite, tiled
Remove render from rear section of property (ground and 1st floor)
Re-render rear of property

Loft Conversion
Staircase to run above existing staircase to landing and door to loft
Dormer required for loft landing?
Eaves storage
3x Velux windows

Dimensions
approximate height of ceilings is 2.5m

Lounge (4.32m x 3.4m)
Reception (3.62m x 4.46m)
Kitchen (4.86m x 3.14m)
Bedroom 1 (2.83m x 4.32m)
Bedroom 2 (3.62m x 2.83m)
Bedroom 3 (2.47m x 3.14m)
Bathroom (2.19m x 2.08m)
Loft Space (8.14m x 4.46m) Height is over 2.2m
