Gas Safety Certificate

Hi hope someone can give me some information.
We are selling a property privately (no EA) and have a buyer in place. The only gas in the property relates to heating which we had a full service on recently. We have the report, carried out by British Gas which shows that everything was fully serviced, flue was checked and passed and carbon monoxide was checked and found to be safe. Someone is now saying that we will also require a gas safety certificate, could someone tell me whether this is a legal requirement. We know the EPC was and got that carried out.

Gas safety certificates are for rental properties and not a requirement for a property purchase/sale.0

No you do not need a gas safety certificate to sell a house, the service report is enough. You only need an annual Gas safety cert if you are renting out your property.
Having said that, if the buyer insists they want one (they cost approx £65), it probably isn't worth losing a sale over.0 -

Perhaps they are talking about the Building Regualtions Compliance Certificate which is a legal requirement for any new gas boiler installed since April 2005.

We didn't think we needed the certificate so just thought we'd ask. The last boiler was installed before 2005.
A copy of the latest service has been forward to the buyers.0
