Tenancy credit checks

Good evening,

I hope someone may be able to offer some advice or knowledge of the credit check process with letting a property. Specifically if you have a bad credit score or fail the credit checks

Or situation being my partner is self employed only recently and credit history is pretty much none existent.

I own my own home but have some considerable debt used to rectify many issues with the property over the last four years. House is now sold with enough equity to clear all these debts and leave a healthy sum.

My problem being we now need to get on the rental market. I have been on maternity leave and making lower payments as agreed with the bank on the debt - ive gone onto equifax and this has completely trashed my previously reasonably good credit rating.

I have recently had a pay rise, will clear all debt with equity and am back in work full time.

With a poor credit score will you automatically fail a check for tenancy?

Can i explain the situation to the landlord at all and still get the rental?
