Cost of skylight and re-roofing a flat roof 10m x 4.5m

Hi
First post so be gentle please.
We have a flat felt roof and are looking to install a skylight into this at 3m x 1.5m. The rest needs re-roofing with rubber. How much would we expect here to install the hole for the skylight, new boards and joists and rubber line the roof? Gut feel would do. One builder suggested £3500 for the skylight and £6000 for the rest. Sound expensive but thought I would ask

    Sounds cheap to me - you need a clearer specification and then get 3 quotes of local reputable contractors

    I work for a roofing contractor and without any spec, if somebody asked for a rough guide of that size of roof I would estimate around £8k for the roof. Not sure about that size of skylight though.

    If you have a particular system is mind, ask the manufacturer as often then can provide you with a specification and give you a list of their approved contractors.

    If not still get 3+ quotes but make sure they are pricing for equivalent systems.

  • Thanks for the replies. The skylight will be one of those pyramid structures. Perhaps also called Roof Lantern (eg see expressbifolds.co.uk as examples but not the ones they plan to install). As far as I understand a hole of this size will be created with new roof joists and doubled up around the lantern. The entire roof will then be over boarded and the new rubber roofing (EPDM) fitted. They will also add thick king span insulation boards to part of the room underneath and plaster the room underneath as well. It also includes 8 spotlights.
