    did your other half ask

    ask how many they expect to have to evacuate in the case of an emergency ........

    ask what the expected evacuation figurers / rate is ....

    what the emergency exit rules / specifications are ....

    ask them if you should request a visit from the local fire service fire prevention

    ask to see their fire risk assessment , ask if they have a fire certificate,

    a couple of picture and I can try to be more specific ......

    I really would not worry ....

    but lets get them worried and on the back foot :)

    I think the first thing you need to do now is check if they actually have 'rights' or if they are just assuming they do.

    If its an actual right of way they can request you dont block their access of course but anything else is none of theirs !

    Just ask them to prove they have any right of access to the yard.

    If they don't, they will shut up pretty fast as they will need to find a new fire exit.

    What does your tenancy agreement say about access to and use of the yard? You say that it 'belongs to your landlord', but that does not mean you have the right to exclusively occupy it, and currently you appear to be doing that on the basis of a verbal agreement with your LL, which he could withdraw at any time.
    I don't understand why you cleared the previous tenant's junk at your expense, that is the LL's responsibility.

    If you were a homeowner this is a classic situation for using the family legal protection section (optional) of your home owners policy.

    Only costs a few quid a year and gives you 24/7 access to a panel of solicitors. Also they will fight your case should a case for non-compliance say, be brought against you.
    I know this doesn't help you, but you've had some good advice, but it's something I wouldn't be without and I'd advise every who would benefit to take up this option. Far better with due respect to all MSErs than asking the amatuers here, :A:A:A

    because not everyone likes to live in a hitshole, and the LL probably couldn't give a damn as long as the rents paid so left it.

    I agree with what you are saying, but it is never that simple.

    Some LL's are just really crap, and the real life situation is that if you want something done then it is much easier to just get on with it yourself. I know from our previous crappy LL who would never do general repairs or maintenance. I just got bored and started doing all the work myself.

    This is just a thought but if it is the legal fire escape for the doctors surgery as they claim shouldn't there be some signage in place in the access area to direct the employees to a designated assembly area?

    Also is the doctors surgery door to your garden a proper fire escape door?
