    A quick update on where we currently stand. We've talked it over between ourselves and as much as we want the house and the price is reasonable after all your points we figure as first time buyers we've been quite naive. we're not happy with the terms of contract as they are & we're also not happy about the potential 3 month wait with our 10% deposit in limbo. if something unforeseen like losing a job or being injured in an accident and losing one of our incomes happened in the 3 months we'd be out of pocket big time as we wouldn't get the mortgage, 3 months just seems to long when we've seen a "normal" exchange and completion only take 2-4 weeks or even the same day.

    We're not going to proceed until the house is vacant, if the seller doesn't comply, we don't buy.
