I'm selling my house - when do I start looking for another?

Hello,


Currently selling my home to move for work to a different county (I already rent a property in the area, so timing/having somewhere to live is not an issue).


I am looking at properties in a fairly competitive area of the city I am in, but am finding that I am losing out because although I have a MIP, I have not yet sold my home.


Would I be better off waiting until I have my house as STC before I start looking? I didn't want to find myself in the position of having sold my home and not being able to find anywhere else.

    I see your point but not exactly what I was asking...if the position I'm in means that I have to wait until my house is STC, then I have no issue with this, I would just like to know if that is what needs to be done.

    There's no harm in looking - but most sellers would not take an offer from you seriously until your own property was under offer (i.e. they probably wouldn't take their property off the market.)

    But the other side of the coin is...

    - if a buyer is interested in your property, it's better to be able to say "I've seen a few places I'm interested in, so I'll probably make an offer quite quickly" than "I haven't started looking yet".

    - if you see something you really like, you might decide it's worth knocking £10k off your selling price to get a quick sale

    - but you might see something you really like, and watch it be snapped up by someone else - because your own place isn't sold.

    If you are already renting in your area of choice, why not simply sell your property and be a chain free buyer?
