    One last question:

Do I need to tell the mortgage lender that I am no longer
in a position to proceed with buying a new house and that
I will now not require the mortgage?

Just want to make sure I don't do something wrong legally
and end up in getting caught out.

or can I just not sign the documents and let just let the
mortgage offer expire, if this is OK to do without
    ending up in trouble.

I'd just give them a ring. At least then you know it's all sorted and they can stop any processes on their side if needed.

I am trying to sell and the buyer is messing around. The EA is trying to save the deal and I cannot speak highly enough about them. If its so easy to sell your own house then off you go and do it. I think they get a really unfair bashing overall.

I often see threads (not just on this forum!) from people claiming they have sold houses themselves , got over the asking price, sold in 5 mins with numerous offers etc. If its that simple them surely EA's would have been put out of business years ago.

We also have to remember that they are one of only a few industries who don't get any money until you complete. They can market your house, prepare details, show people around, make tons of calls and the you change your mind

Where I find all of this horrible process falls down is that people can fib, not tell the whole story and then after weeks and weeks of this decide they don't want to sell/ haven't really got the funds/or just change their minds

There is someone in our road who put his house on the market. Got an offer, started the process but claimed he wanted to rent so didn't have anything to buy - after a month or so pulled out and said he just wanted to 'test' the market and see what would happen as he was thinking of selling in a few years. He was quite proud of what he did (the twit!)
