Part-exing tips?

Hello,
I'm hoping for some part-ex advice please?
We've been to see a new build development that we love, and there's the potential to part-ex on a house that was originally going to someone else. (The sale fell through.)
The property is on the market at full price, but will include flooring, turf, kitchen and integrated appliances.
However, I happen to know that they have let similar properties go for at least £10k less, although I'm unsure as to whether these extras were included.
Has anyone got any good haggling tips - I appreciate that on the surface, it looks like we're getting an ok deal - I'm just interested to hear others experiences.
Thanks :-)
