Newbuild Floor Tiling Question

We're in the process of buying a newbuild but the quote for the kitchen/diner/hallway floor has come out at £3k with a further £2k for the bathroom, ensuite and cloakroom.

This seems excessive to me but I presume if we don't get them to do the tiling in the kitchen then it won't be as good as having them do it before they put the kitchen in? any thoughts on this please?

    Some newbuilds will allow third party trades onsite whilst works are being carried out on the condition you sign a waiver.

    Do you have a breakdown of labour v materials? You can price the work up yourself using a site online.

    We're in the process of buying a new build they quoted us around 2500k to tile the kitchen/dining floor.

    We went tile shopping ourselves, £500 for the tiles & bits, then we just need to install them once we get the keys.
    The kickboards for the kitchen have already been installed however we've been told if we take them out and put the flooring underneath it and let the builder know they will then come back and trim the kickboards to fit.

    We've saved a fortune doing all our own flooring.

    Plus remember you'll pay stamp duty on any fittings the builder fits too! - doing it yourself saves this cost.

    I'm doing the same. We've ordered tiles and and arranged a tiler to fit. I've asked the site manager to just tack on the skirtings so that we can easily remove them.

    YOU DONT PAY STAMP DUTY ON BUILDERS FITTINGS. - It's a separate transaction from the house purchase.

    Thanks all. Yes, someone suggested not getting the kick boards attached and doing it ourselves. They won't let anyone other than their own people do it before the completion date annoyingly! It would be easier for them to do it obviously but £3k seems excessive although seems you have experienced the same sort of quote Hollypops.

    It isn't your property until completion, so it does make a lot of sense. Sure, you've contracted to buy it from exchange onwards - but that's not the same.

    We got the same quote for ours - fortunately due to a devaluation on the house price by the mortgage company our builder has now chucked them in as part of the price.

    And as per above - you DON'T pay stamp duty on Fixtures and Fittings...
