Bathroom Vs Utility Room

Hello All,

This is my first post here and hope to receive some expert advice from you.

I have a property in Stevenage - Herts that has a spacious|(11x11) Utility room in the ground floor. I am planning to sell the property and was wondering if it would make sense making it as an additional downstairs bedroom.

The room has access from the lounge and hall way and also has a Door to the side of the house.

If i need to use it as a bedroom, i would probably have to close the access from one of the rooms. otherwise its as good as a bed room and has got built in door to door wardrobes.

Being a total newbie to property selling, i was wondering if adding an extra bedroom (making it a 4 Bed house) would be 1 - Value add 2 - Permitted 3 - Do I need any planning permission?

    Could you cut it in half to reduce the size of utility room and Put an office desk in the other half?

    I think a utility room is very useful but it is a bit big and could afford to reduce it.

    A 4th bedroom downstairs isn't of great use assuming the others are all upstairs, esp if there's no bathroom on the same level. But an additional reception room or utility would be good to have and prob add value.

    Local estate agents would be the only ones who could answer this question as they spend their days showing people round houses in your area and listening to what people want and what properties are being turned down for.

    We can only guess.... based on our own opinions and experiences - but for our areas.

    I'd go for a study/utility too, perhaps.

    Downstairs bedrooms don't add value and frustrate buyers as they will only count them as a reception room.

    4th bed downstairs would devalue the property IMHO. A utility room can only add value. The idea of an office area off the utility or even a wet room off the utility would be better IMHO.

    I'd go for an office/study or perhaps a downstairs cloakroom. Forget a bedroom off the living room - any buyers are likely to want to change it.

    Why do anything with it? The people who come to view will have their own ideas about how they will use the house.

    No point you spending money on an alteration which might put buyers off.

    I think the OP can see that he has an opportunity to add some value here.
    A utility room itself adds value, but an exceptionally large one does not add any more than a small one, and might in fact even put some people off.

    Glad several others liked my idea of splitting it and getting a study :) it could then be used as a toy store/play room/whatever by the next person.

    What's in the room other than the built in wardrobes ? I'd be tempted to spend the money on a sofa bed and dress the room as a study / guest bedroom. If it's not straight off the kitchen how useful is it as a utility ? Is the kitchen big enough to cope without a utility ?

    I think if you show the potential for use you might find an estate agent would then market it as a 3/4 bed which may not gain value but make it easier to sell.
