C2C is indeed a great line, but maybe not since they have introduced their metro service and sliced the trains down to four carriages. I definitely agree about Cm being a better place to buy. House prices are on the up and with the new shopping centre and development in the 'city' centre it will only improve even more.
  • We have been looking out towards Chelmsford in Essex and new builds are going for around £320k for a 2 bed flat.
320k?? You can get a 2 bed flat in zone 3 for that. I just looked on rightmove for flats within 1/4 mile of the station (I restricted it to posted in last 14 days) and there were two, one at 265, one at 210.

Look at Cheshunt and Broxbourne. Trains go in to Liverpool Street (only 10 mins on the fast train to Tottenham Hale which is on the Victoria Line) and you could benefit from Crossrail 2 if it goes ahead:

These areas are cheaper than Hertford etc although they are nearer to London as the schools aren't great, but you said that this didn't bother you.

Although Crossrail 2 won't be in for at least 10 years.

If at all, so I wouldn't buy just because of it.
