Agency won't give us 12 months anymore

    I'd go onto a rolling tenancy if I were you, especially as you've been there a while.

    Do NOT do this by text. Do it face to face.

    Invite her to tea (buy or bake a cake). Tell her "As it's renewal time you'd really like to have a chat, and give her a chance to see her property at the same time, so would she like to pop round on sunday /whatever....."?

    Then over a nice cuppa, explain what the agent is saying, tell her you don't uderstand the need for shorter contracts, or for both of you paying the agent more frequently. If she too wants you to stay longer term, suggest that she instructs 'her' agnts to prepare a 12 month contract (or 18 or 24 if thats what you both want!).

    Or suggest you both just let the contract move automatically to a monthly periodoc basis- no new contract needed; no agency fee. For either of you. Can continue for years like that.

    If the tenant has already been in contact with the landlord over other items, I hardly think it matters how they contact them now.

    Ok - it dpends on the LL, but many LLs rely on their agents. Agent has told LL a fixed term is the way to go, or 6 months is better than 12, so many LLs just accept that.
    Or they simply reply "deal with the agent."

    If the tenant wants to influence the LL to over-rule the agent, a proper dialogue is better. And a friendly one helps too (hence the cake!)

    Of course, some LLs already know the law, and the options, and won't be influenced. And some LLs may be so uncertain that they'll only listen to their agent, but frankly a text is only going to persuade very few to take action.

    Let me guess the fee for 6 months is the same as the 12?

    I wouldn't even bother and just go on a month-to-month, nothing to sign or pay, but I bet the Agent will also say you cannot do this, you can, they know they won't have their fee.

    If you ant fixed then do as advised and speak to the landlady direct.
