I know, we got our pitch wrong, we really did. It was a case of calling her bluff, but we didn't go low enough. For all we know they could have valued it at 305, yet she said she'd put it on for 325. Who knows. We'll never know.

If your still friends with the tenant then get him or her to get an estate agent round to value it, then you will know who's the mug.
Oh and the survey results will give you another opportunity to negotiate better.0 -

To point out the obvious (and it's certainly frowned upon), if you have a second viewing - and perhaps take a parent/friend/sibling - you're perfectly within your rights to say that after more contemplation you can't offer the full £315k as x,y,z need doing.
But you sound like your heart's set on the property so I'd suggest ignoring any feelings of regret or anxiety and focusing on the exciting bits!Increasingly money-conscious

That's a good point. We are looking to get another viewing this week to a) for a closer inspection and b) to measure rooms as we don't have a floorplan, so are going to take both sets of parents and get their advice!
I'm sure it is frowned upon but it wouldn't bother me, as long as we still get it, as I am money obsessed. My gf has the emotional attachment, I have the financial one.0
