firdst time rent-urgent help needed

Hello,

Was hoping to get some advice, tips etc.

My daughter (21) and partner (20) are currently living in my front room. They will be having a baby in 3 weeks (4th May).
We love in a 2 bed flat, me in 1 bedroom and my other daughter (17) in the other.

The council (Rushmoor Borough) have inspected my property and we are not deemed to be overcrowded. They do not qualify for social housing.

They have been approved for housing benefit and assistance with a deposit- this is loaned to them at very low repayment cost.

He works in a building trade as a type of apprentice and also has a second evening job. My daughter obviously not working but also does not receive any benefits as did not contribute enough. They will get child benefit and perhaps tax credit in due course.

We are really struggling with finding somewhere to rent. We have agency fees saved but the issue seems to be the housing benefit and not having a guarantor.

Most agencies seem to say someone earning £30000 need to do this. Unfortunately I was declared bankrupt last year so cant help with that and have no other family that can help.

Having them at home is causing a lot of stress and anxiety and is starting to affected me physically in terms of loss of sleep etc

Does anyone have any experience with this, ideas on who to go to in terms of agency.

Any help would be appreciated.

Claire
