Conveyancer

Please could anybody offer any advice on who to choose for my conveyancer. Really need to keep costs relatively low so trying for online. All posts I can find on the internet regarding conveyancers are from years ago. Everywhere I look there are bad and good reviews. I think I find somebody and then look at the forum/review post and realise its likely somebody associated with the company! I've come across 3 potential firms... 1st Property Lawyers, SAM (Share A Mortgage) Conveyancing, and Nigel Broadhead Mynard Conveyancing Solicitors. Has anybody got any experience with any of these? Does anybody have any advice on who are good... This is the most difficult I've found on anything like this... there's no clear information anywhere. It's a straightforward transaction, no chain.   • My advice to you is:-
    • Best to speak to family/friends for recommendations.
    • As much as you'd like to go for the cheapest one, remember you'll be be better off going for one that's close to your home. This will allow you to drop-off any documents required, rather than post them, with a risk of causing delays
    • Go for a dedicated conveyancer rather than a solicitor who does conveyancing.

    I'd rather pay a bit more and have the job done PROPERLY than try to skimp a few quid and have a 'mare as a result.
  • You should also remember that some "online" conveyancedrs advertise a low headline price and then add on loads of extras for things that others include as standard.

    You need to read their small print very carefully. Some of it is extremely lengthy and boring - perhaps deliberately so - but it will mention all sorts of situations (many very common) where they willcharge extra!

    Are there extra charges for:
    Acting for lender
    Leasehold property
    Completing the SDLT form (still needs completing even if you don't have to pay SDLT - (Stamp Duty's new name))
    Sending you copy documents after completion
    Completing in less than 3 weeks from exchange (most transactions complete in 7-14 days from exchange!)
    Asking or answering additional questions (even though highly relevant)
    Etc etc?

    So if you are minded to use one of these "online" people check through their small print carefully and then ring a few local conveyancers and solicitors and ask them if they charge the same extras - you might be surprised that they end up being cheaper!
