Help with letting agent on new flat move

Help with letting agent.
Me and my friend are moving into a new flat (supposibly) next month but I am having difficulties with my application. Can anyone advise?
I did my reference application and everything came back okay apart from my income being 1k off the 2.5% that they work the yearly rent out. Rent x 2.5 for the year. They asked for a guarantor, my parent no longer works full time so they said that she could not be one as has to be FT even though homeowner.
Does any one know if I can make an advance payment for the flat for them to hold for the shortfall of my 1k in wages?

You can offer this.
They can accept or reject the offer.
But most likely they (or the landlord they work for) will still be concerned about your long-term reliability so far as rent is concened.0
