How to get out of a tenancy agreement?

Surprisingly, no one has suggested you check the tenancy agreement for a 'Break Clause'.
Some 12 month contracts allow a break at/after the 6 month point. Worth reading.
I have to agree with artful. You've made a huge financial commitment and now you seem to be being (forced? coerced? encouraged?) to change your plans and a) marry b) live with mum, at huge potential financial loss to yourself.

We once had similar where we signed for 6 months then had to leave due to illness. We offered to pay readvertising costs and that was accepted as it was easily relet.
Speak to your agent/landlord.
If this is not agreeable check if you have a 6 Mth break clause....at worst you'd pay till month 6 but it would get you out sooner.
See what the landlord says, be honest and transparent and they're more likely to be nice.
No guarantee but it's better than asking on mse0 -
