Offer On A House

Hi all,

So I braved it and put an offer in on a house I viewed a few weeks ago.

He wanted £125k for a 2 bedroomed property. I offered him £110k and he refused. He said he wanted at least £117.5k so I worked out my finances and offered him £113.75k which he again refused today and said he would think about it but he was more after the £117.5k.

I told him I didn't want any of the furniture he was wanting to leave behind also.

Anyway, to cut a long story short, he is involved in a chain. He has seen somewhere he really wants to move (he told us this twice and even on the phone today). He can't afford to move as he can't get enough of a mortgage so he is selling up. He made out he really wanted to move and asap. He also said he needs to let the other person know before the the 15th of next month if he is genuinely interested in it or not.

So wouldn't that mean I have more leverage in this? I would like to move, but I am not desperate to move, whereas he is. I would love to move to get away from my noisy neighbours, but it's not absolutely essential it happens right away.

I should stick to my guns now don't you think? The house is not worth £90k let alone anymore. The only reason I upped my offer was because of the location, it's a stones throw away from here and I want to be not too far from my Mother because she needs to be looked after and I do that. I'm not a carer, I'm just her child and I would rather I looked after her.

Also, he has said he wants to think about it. How long do I give him to think about it or should I start looking for something else anyway?

I'm sorry if I sound really daft, I've not done this before and it's actually quite complicated.

    Why have you offered £113.5k for a house "which is not worth 90k"? There will be other houses.

    I would keep looking for something else until the offer is accepted.

    That may not help the seller, if he doesn't want the furniture.

    It's a few streets away from this one hence me gunning for it. I would be able to shop and cook for my Mother being so close.

    But I guess you are right, hopefully something else will come up and soon.

    I have a date with Zoopla and Right Move tonight then, thanks for your help.

    He told me he was keeping the furniture and the price was increased because of this. I have no reason for his furniture. He can take it with him and drop the price accordingly.

    Any leverage you may have had disappered when you offered 27K over your perceived value.

    And that's before any mortgage lender gets involved.

    Not necessarily. He may be be desperate, but he may have a minimum price he needs to get to be able to afford his next place so it doesn't matter how chilled out you are if you won't offer enough to enable him to buy.
