Cash buyer has said they aren't going to have a survey done at all, asked for a copy of the one our son got when he purchased (the homebuyers report) in Dec 2012.
..........who does that!!!! Crikey, doesn't everyone get a survey or homebuyers report of some description..
I didnt on my last house. Bought effectively with cash, House was 30 years old mid terrace no cracks, no subsidence in area, a survey would have been an utter waste of money.
My sincere condolences.0 -
I wouldn't worry too much, I got a full survey on my recent purchase, but to be honest all it told me was exactly what I expected it to tell me, and if I was ever in a position in the future where I didn't need a mortgage so wasn't forced to have at least a valuation, I possibly wouldn't bother.
Hopefully its a sign that they're pretty experienced at buying property and will get through the process fairly quickly without too many hiccups.0 -
Wow, thank you all so much for responses, I feel reassured so many of you don't get one done.
We let them have a copy of our son's homebuyers report though it showed lack of electrical & gas testing flagged in red! All prospective buyers were shown a page stating cracking (& there's a fair bit) was historical, so we felt there was nothing to hide really by letting them have it.
Hope we get a bit of luck this year & can be done quickly without problems. Thank you for condolences.Seen it all, done it all, can't remember most of it.0 -

This kind of thing is a reason not to get such a survey-- There is absolutely no requirement for such testing in a private house.I am not a cat (But my friend is)0 -
I renovate property and never get a survey, people I've worked for get one and as mentioned above they just say crap like "nothing evident at time of inspection but suggest you get a full heating / wiring / roofing / damp / structural survey to be sure. They ignore cracks through which you can see daylight but list things like a missing gutter end cap worth about £2. If we wasted £400 on a survey that stated the bleedin' obvious every time we bought a house I'd say we probably wouldn't be up to doing the work. So no, everybody doesn't get a survey. Have a look at your last one and see what use it was.Mr Generous - Landlord for more than 10 years. Generous? - Possibly but sarcastic more likely.0

Nearly all houses (except new builds really) will have that flagged.0 -
Last time I bought as a cash buyer the agent didnt ask for proof of income .I did get a survey done. Survey cost me £100."Do not regret growing older, it's a privilege denied to many"0

We haven't had surveys done on our last three houses either.0

I think most people who do get surveys done only do it because of the mortgage company insisting.0

It's not really much different to a mortgage buyer getting only the valuation survey done. The valuation survey will only mention anything serious enough to affect the property's usefulness to the lender as collateral.Let's settle this like gentlemen: armed with heavy sticks
On a rotating plate, with spikes like Flash Gordon
And you're Peter Duncan; I gave you fair warning0
