    This is spot on. If you love the house but money is tight. Get in the house you want and then you can always upgrade later.

    Our builder has charged 100% upfront for all extras, though I've limited the extras that I've paid for as you can often do things much cheaper yourself. For example ours is charging £75 per ceiling downlighter. An LED fitting costs about 5-7 quid from an electrical merchant. Even factoring in cable and labour it's still crazily expensive.

    Hi,

    We've bought with miller homes, well it's getting built at the moment. So you can't add it to your mortgage has to be paid seperatly.. They have certain deadlines for what options you can get dependent upon build stage.

    Most need to be chosen prior to roof been built. So once you've reserved and exchanged they organise an options meeting. It's approx 2 hours long and you attend one of their options centres where you can see everything.

    You choose what you want very low pressured, they keep
    You up to date with what your spending and let you take things off etc if you go over budget. When you reserve they give you a book with all options available and prices so we had an idea of how much it was going to be.

    You pay 25% up front then the rest upon completion. However you can pay in bits before completion of you want. Hope that helps :)

    Thats really helpful, thanks! If you don't mind me asking, what are the prices like for things like floor coverings and upgrading to full tiling in bathrooms?
