House deeds - valuable document?

Today I received the deeds of my house after paying off a 20 year mortgage. The house was a new build in 1996. Having recently spoken to a solicitor he said the deeds, while interesting, are not documents that have any intrinsic value, unlike before electronic deeds were introduced. However, the documents are clearly the originals and bound up with string, which makes them look "official". How vital is it that these documents are kept safely, bearing in mind the age of the house?

Depends what they are exactly, and whether the Land Registry has scanned/stored them all.

Also depends if current owner, and/or future owners, have any interest in historic documents.

There's a bundle of stuff, including all the solicitors' documents from the original purchase, maps, details of covenants and restrictions, as well as the "official" deeds. On the inside cover of the deeds is a warning that care should be taken of the document.

People have such touching faith in the long-term survival of electronic documents.

Not to mention that if the Land Registry privatisation goes ahead, you may end up paying a great deal more to access this information should you need to prove something and you've destroyed the deeds.

If you don't want to keep them, try gifting them to the local archive/record office. Many have deeds going back to the 12th century, and they didn't throw them all out when electronic registration came into being, because actually the deeds do have historical value. You would be amazed at how often people request to see old deeds for reasons completely unrelated to owning the property!

If the property is registered then they will have historical/personal value and can be useful if any issues might arise in the future on which their contents may shed some light.
