Landlords in Sefton?

Hi everyone,

This is a bit of a specific question for Landlords in the Sefton area. We are currently in the process of getting a property ready to be let out and we are doing so with an agency.
So far we have obtained the certificates of safety for the gas and the electricity. We are also aware we need an EPC, however the agency we are using has told us that it isn’t a legal requirement in the Sefton area and I’m not 100% sure on this and I can’t seem to find anything online.
Does anyone happen to know?

  • Sefton is in England right? Your agents don't sound too clued up. Don't assume they are covering your legal responsibilities on your behalf if they don't even know what they are!

    Find a new agent: If they don't know something this basic I hate to think what else they would get wrong..

    Mind you, any tw*rp can set up as a letting agent, no qualifications, no training, no criminal record check

    Energy Performance Certificates (EPCs) are needed whenever a property is:

    built
    sold
    rented
    You must order an EPC for potential buyers and tenants before you market your property to sell or rent.....

    EPC's are valid 10 years? you can find them on the epc register and print it out if one has been done for the property for little expense.

    Do not let this agency either find a tenant or manage your property. You need someone who knows all the rules on renting the one you have got at the moment doesn't and making a mistake about an EPC is one thing but making a mistake about which tenant they have found is not something that you will want.

In light of the comments we may have to re-think this agency, we have had some good comments from someone who uses them for several of their properties so we have a decision to make. Following on from this, I hope its OK I have named them (please let me know if its not and I will remove immediately) - has anyone actually used this agency and if so any feedback would be hugely appreciated

    and the website doesn't actually have anything on it (literally)
