Mistake made on fixtures and fittings form

Made a schoolboy error when completing it for the sale of my flat; ticked "included" but also put a price next to certain items, suggesting they'd be included if the price was paid. Received the contract to sign today and re-read and realised I should have rocked "excluded" and put a price. Does this now mean I'll have to include them? Or think it's worth an email to my solicitor asking to clarify this with the buyer?

Tell the solicitor, unless the sums involved are small enough to write off or you can't afford a delay for the contracts to be redrawn up.
Did you verbally agree a price for these items already - will the buyer be expecting them in the deal, or are they extras to be negotiated on?0 -

They've not been mentioned in any dialogue. Just received the contract today and it mentions that included within the sale price are the items listed in the f&f form, which contains those mistakes. I assume their solicitor just looked at it and said "ok, all included as he's signed it".
Probably worth me asking my solicitor her thoughts and go from there. The total is about £200 on a 214.5k sale so not massive, but annoying all the same.0 -
Just forget about it. Less than 0.1% of the price, and YOUR mistake."Real knowledge is to know the extent of one's ignorance" - Confucius0

I'd be inclined to let it go as well. However, you have not signed anything yet, and nothing on this has been discussed, so you can tell the buyer it was a miscommunication, and if they want the items, they can pay for them. They can then weigh up the £200 against a £200k+ purchase, just as you are doing now.0

Until exchange of contracts anything can be changed. Apart from the money, is there anything particular which is inconvenient to leave them? Such as you need the fridge, or something? If not then let it go as you will make yourself look a wally ... which of course you know already lol0
