In terms of having more than one estate agent is this a good idea?
More than 1 valuation a good idea?
If you source your own buyer, lets say that someone has viewed your property before you have a contract with an estate agent. Some EAs have contracts that say even if you source your own buyer the EA fees are payable...Is this typical? Or is it typical for the contract to say that the EA fees will only become payable if the EA introduces the buyer.?
If you have someone who has viewed and is interested before you have contracted with an EA, it would be sensible to declare that person to the EA before signing the contract with the EA? Yes?

.... if you have already spoken to a prospective buyer or you intend looking for private buyers, tell the EA before signing the contract - and also confirm by email before signing.
In my experience, EAs will say 'yes' to almost anything like that to get you to sign, but become much more inflexible after you've signed.0
