Adding value to Property

Hi,
Good Day!
We are considering
1. adding a loft room with ensuite bathroom
2. a complete bathroom downstairs (not the cloakroom toilet which is there currently)
3. using the existing toilet space to have a room (145 *75 cm) for storage (jackets, coats, shoes etc).
While I understand that the loft room and extra bathroom downstairs will add value will this small storage room add any value at all? I am asking this because we could use it for utilities (boiler &meagflow..) etc but if it adds value, there's a possibility for boiler fitting elsewhere in the kitchen.
Please advice considering our address- Sitwell grove and whether properties around here have

    How many bedrooms and bathrooms does the house currently have? Personally I don't like downstairs bath or shower rooms and most people would rather have more actual living space - really important if you are thinking of adding a loft bedroom because of the size of your household.

    Downstairs full bathrooms are not at all desirable if there are no bedrooms downstairs. Its more likely to devalue your property as people try to figure out how to turn it back into useful space.

    A small downstairs toilet is useful on the other hand, people do like those but only in houses of three bedrooms or more or its wasted space. I wouldn't sacrifice one for cupboard space, can you create that in a hall/porch or under the stairs?

    An extra bedroom with an ensuite probably would add value, unless there's a ceiling price for your street that would be hard to top, and as long as the loft is big enough that a reasonably tall adult can stand up comfortably in most of the room.

    How does one find out ceiling price?
  • Look at the most expensive house on the street to get an idea of the ceiling price. There is a point at which adding an extension costing £x is not worth it, because for the money the house is now worth you could live on a 'better' street for the same money.

    Downstairs bathrooms are only helpful if your house has the potential for multiple occupancy (which is doesn't sound like) or is in an area that would appeal to the elderly - can one of your reception rooms be turned into a bedroom for example?

    Otherwise this is a bit of a waste of money. I know someone who turned their cloakroom into a shower room so they could come in from outdoors or work (brickworks) and shower straight away. But this was just something that suited them, and wouldn't add value. Ensuites add value. Downstairs toilet adds value.

    I'm not a fan of boilers in kitchens, so putting it in a storage room would appeal to me personally. A Megaflow is BIG - surely you aren't considering that to be in your kitchen?

    If you do both you'll have a four bedroom house with three bathrooms, one of which will be downstairs. That is an excessive number of bathrooms for the size of the house.

    Turning a downstairs loo into a cupboard seems like it would make your house less attractive when you come to sell.
    My wife had only a couple of must-have items on her wishlist, and one was a downstairs loo. I suspect many people will be the same. Without one, your house is struck off the list early for those people.

    When we were looking:

    I wrote off houses without downstairs toilets.
    I treated downstairs bathrooms as downstairs toilets with wasted space.
    I treated en-suites as a bonus IF they were on a separate floor to the bathroom.

    If you coverted the loft in to another bedroom, would there be much storage space left in the house? I love having a loft to chuck all my junk in, and loft conversions can be oddly shaped/steal space from other rooms for the stairs, so that might actually put me off a house.
