New builds being sold directly and through agent ?

Just wondered if anyone knew why they would sell via an agent aswell as direct. I first saw a new property listed through an estate agent who told me i could only view it at a certain time with one of their agents but I've since seen on the developers website you can go see the show home and the available plots anytime from 9-5 most days as they have a sales office on site. And can be revered and sold there and then.
Does anyone have any idea why theres any point in having an estate agent involved ? Seems like its more hassle getting a 3rd party involved and can't see how it benefits the developer or exactly what the EA is getting from the deal ? The EA wants me to meet their mortgage advisor which makes me think they're trying to make money on sorting mortgages on the properties but surely they must be paying the developer money to do this ? as the sales office mentioned a mortgage lender they normally use but were not insistent on it whereas the EA seems very pushy about me using their advisor which I'm not overly keen on doing as i was planning on using a broker many of my family members have used in the past and had no problems with.

All big developments would have a permanent show flat and a selling agent, its normal practice. In London I've seen small developments being sold by two official estate agents, but I just turned up at the development and said I had no appointment and the sales woman showed me the show flats and the what was still available.0

A new build house that I bought was flagged to me by an agent and it had just fallen through for someone and they knew I was SSTC. On our site there are two agents that are on Rightmove selling the same new builds as the sales offices we have on the development site.0
