The inability to knock on the door and ask for a cup of tea and chat with the seller can costs thousands of pounds.
Buy some cake and bob round and ask if they have time for a 5 minute chat.
You should have the answers from the horses mouth and it breaks down those awkward barriers, swap numbers, ask them about their new home.I do Contracts, all day every day.0 -

As we all know until exchange there's no certainty for anyone. But i'd suggest STC at least offers a bit of piece of mind and is better than being fully on the market.
Do you think it achieves anything more that what I mentioned; that is, it might put a few people off asking about the property? If so, what?
Personally I have always told estate agents (and through them, sellers) to stop advertising the property at all, or I will not proceed. if they want to continue advertising it with SSTC, I'll just tell them no thanks and look elsewhere.
SSTC is simply a way to make buyers think they have peace of mind while in actual fact the agent/seller can continue to market the property in just the same way as they would if it didn't have the STC sticker.
Of course, while sellers would in many cases like to have a higher offer, estate agents would rather sell new buyers another house that they don't have offers on then sell them one that's already sold, but putting SSTC stickers on them doesn't make any difference to this.0 -
I had quite a few phone calls with agents where they would not let me view a property which was recently sstc.
It may not always mean much but at least some agaents honour it.0 -

Probably not, but as mentioned that's the convention...

I did with mine, but there was still a few days where RM had it as SSTC...

There's a lot wrong with the English property market, SSTC is certainly not top of the pile.0 -
We've found that estate agents like to put deadlines on the memorandum of sale although no one in the chain has requested them to do so.
The estate agents main priority is exchange/completion, they don't care if you buy an unsafe house (for example, as long as they get paid.Currently studying for a Diploma - wish me luck

In my neck of the words the majority of EA won't allow viewings on SSTC properties. They like them to stay on Rightmove as it looks good on their books that they are selling lots however they are largely against allowing gazumping0
