Expert has been round today. Emailed report to me within a few hours. Said that tree has been there already for 35 years or more and caused no damage so doesn't see it doing so in the future. Also said houses built after the 1976 heat wave, had better foundations so tree roots cannot penetrate to obtain moisture. Recommended inspection after 5 years. Hope this is enough to appease my mortgage lender.0
