    Think of it this way:

    Essentially you are asking the taxpayer to fund your investment project, aren't you?

    Do you feel comfortable now asking fellow taxpayers this question?

    No, this won't work either. Again, to rent out a room one has to demonstrate exceptional circumstances - for example, unable to pay the mortgage due to loss of job. When it is agreed it is only ever for a short period.

    Fact is, he needs to live in it or sell it (or at least buy the equity share he currently doesn't own).

    There are no if, buts or maybes here.
