Structural survey or Homebuyer report? - photo of problem included

1.What is the timescale of full structural survey?
2. At the moment tenants live in the property, so what kind of access to property would they need in order to conduct a survey?
3. Would it be ok if tenants stay at home?
4. How long it would take to conduct a survey? would 1 visit be sufficient?
Or simply in your opinion I am exaggerating and simple homebuyer report is enough?

1. It is depends on the surveyors availability. In you case getting access to the property might delay it. Mine was done couple days after I booked it.
2. They'd need full access to the property. Surveyor will contact the EA to arrange the date, time required and access details.
3. Tenants can stay and watch the survey.
4. All depends on the property size and what they find. I would say 2-3 of hours for a full survey. You could ask when you make the booking.
A full structural survey is best for the crack. Surveyor will recommend you to get a damp specialist for the damp issue.
Have a chat to the surveyor before he goes in and ask him to pay particular attention to these issues. Mention any renovation you got plan for the property. Better still ask whether you can go in with the surveyor. Mine agreed to see me after the survey, we walked and talked to the local cafe and had a coffee.0 -

Get the construction type confirmed from the vendor and then find a surveyor who knows about these types of houses.
I can't tell from the photo but to me it looks like just a plaster crack and not a structural one. I am not qualified to judge though.
If you are worried then get a building survey from someone qualified and ask them about it.
