No chain either side - how long could it take?

Just to add my two cents
We had no chain as FTBs and our vendor was moving into a completed new build.
We put our offer in at the end of Jan and completed last week!
Our solicitor was willing to exchange/complete on the same day, we chose to wait two weeks between the two as we had time left on our rental lease.0 -
Mine took 3.5 months from start to finish. This was bacause the vendors solicitors took 6 weeks to send documents to my solicitors and then the searches took 4 weeks (backlog at the council) and then it was Christmas/New Year that delayed exchange further. No mortgage issued my end as had my offer accepted without a DiP and then managed to get a DiP and full mortgage offer in 2 weeks! It depends of how motived your vendor is!0

5 months. Empty property that had been rented. No mortgage needed. Delay caused by extra charges on property.0

Four and a half weeks for my sale too ..although our buyer was a cash buyer no chain. Delay was his searches which took ten days.Spelling courtesy of the whims of auto correct...
