New house probkems PERSSIMON

Hi

I have got various issues with my house . I have had it 9 months and the following

Ceiling around the edges where corked all cracked
All around windows and doors where corked cracked
All along the stairs where corked cracked
Filler on ceiling to cover screws coming off same on walls
Back garden water loved grass dead even last summer

Is they anything I can do as they just fob me off saying its down to me due to shrinkage?

    Maybe time to learn some DIY and do some Filler yourself. The NHBC has a minimum before you can claim

    I don't think your spell checker has "caulked" in its vocabulary.

    Last year, I had a front door made by a local craftsman, and very nice it is too, painted in F&B Dix Blue.

    Despite the high quality of this hand-made door, the panel in it has shrunk somewhat, leaving cracks a few mm wide around the edges. It's what happens with timber that isn't as dry as it becomes when put into a centrally-heated house. It's a natural product.

    Similarly, the shrinkage in a new house happens when it fully dries out.

    The remedy in both cases is filling and sanding. Of course you can try to get Persimmon back, but knowing their after-sales reputation, if it were me, I'd just get on with sorting it. It'll be a bit disruptive, whoever does it, but I'd do it at a time to suit myself.

    Buy better wine...

    And also accept your home will require maintenance.

    Especially a Persimmon one...

    With all new houses, they settle/dry out causing cracks, it's a well known fact.

    We bought our Persimmons house about a year and a half ago, they came out around the one year mark and fixed the cracking around the stairs but that was it.

    The rest, door frames, window frames etc we did ourselves! It costs like £5 and takes minutes.
  • Other than the waterlogged grass, all those "problems" are caused normal settlement of the house. We've been in our place over 3 years and there are still some cracks appearing and screws becoming visible although nothing as bad as in the first year (there was a lot of movement in the stairwell!!). The builders came round just before the 2 year mark to sort them out, so you should ask Persimmon what their policy is on doing that.

    That's the trouble with homes buit today. They do not allow time for the drywall to 'acclimatise' before they do the plastering and then again before painting.

    In the old days, you would leave a property to dry out naturally for at least 3 months before painting. This gave the whole house a chance to dry without any of the issues seen today.
