Fence resoponsibility, deciphering the deeds

Can anyone help decipher the wording from my deeds in relation to who is responsible for the fence to the left of my house (left as i look out into the back garden).

The fence is a bit tatty and could do with replacing, I don't mind paying for it whoever is responsible but I asked neighbor
and they seemingly wanted to make sure who was responsible first, which i guess is sensible, they don't know either.

I have been through the deeds and found some text and a plan which relates to this but I cannot be certain in understanding it.

My plot is outlined in red.
The fence between me and left neighbor is highlighted in yellow - this is the one that needs changing and we are unsure about.

I have also highlighted the T's that are mentioned in the deeds text in an orange circles..

  • There is no T mark on the yellow line therefore I would say the second paragraph applies and this is a party fence and is the joint responsibility of you and your neighbour.

    I don't think those 'T's you have highlighted are anything to do with boundary ownership.

    I would suggest that all 'the walls and fences' around your property fall into the category: (other than those (if any) marked with an inward 'T'), and therefore 'shall be maintained and repaired at the joint and equal expense of the respective owners of such land'.

    I don't think those are boundary markings. Section 6 above refers to walls and fences , other than those marked with an inward "T" being party fences.
