Mortgage offer letter in, searches should be completed by Wednesday all paperwork complete and chain either end. I am hoping for the 1st April as this is the date we have to move out of rented house. What do you think?

Have you asked your solicitor when you might be in a position to exchange contracts?0

They don't tell me anything I ring most days and won't commit till searches are back :-(0

How long do the searches take in your area.
Not long ago down here it was 9 weeksI am a Mortgage Adviser

You may as well ask what Saturdays lottery numbers are going to be. No-one here can answer that for you. What if one of the searches throws up something untoward for starters! This is why your solicitors won't commit - they don't have a crystal ball either.0

I understand something might come up on the searches but if all is ok I was thinking when it might be. No need for your wit or lack of it!0

That's because they don't know. Given we've 2 bank holidays between now and the 1st. I would err on the side of caution and assume you won't. The other parties in the chain have to be in a position to exchange and complete as well.0 -
Personally I would say 1st April is highly unlikely considering:
A) it's only a week and half awaythe amount of work solicitors etc have on at the moment with people trying to complete by 1st April before new stamp duty rules come in
Ours was no chain and took 11 weeks from offer to keys.
You say you have to be out of your rental property 1st April but have you given notice? Been given notice?

Solicitors submitted the searches on the 9th March and estimated date for these coming back are tomorrow. The sellers are ready to go as no chain and as far as I know all papers have been signed0
