Many solicitors will offer a free half hour consultation. Try ringing around locally and try one or two.
  • i have been to see a solicitor who agreed i had a strong case, but i have had a court letter so i would really like to know if anybody out there can advise:confused:
  • Hi andyboy, I’m not a solicitor so take what I say as my opinion only, but you need to refer to the terms of your contract.

The laws governing business are very different from those governing consumers and the general public so to a point if the terms said he could come in and poo on your desk every Thursday and you signed it then to a degree he could.

You’ll have to see if there is a break clause, (which is usually something agreed by the tenant not the land lord), there also may be a get out section that allows you to vacate if you find an alternative tenant etc...

My best advice is read the contract, it's likely to say that you have exclusive uninterrupted rights, if he is using the premises whilst you were the legal tenant then he may have breeched his own contract.

I know it's not much help but without seeing the contact there’s no way anyone could advise you :(

    Good luck
