PCN for parking in residential property

I just got back to my car and found a ticket on the window. I was parked in a residential property which requires permits to be on display. My permit fell off the dashboard and I hadn't noticed.

The PCN was issued by Secure a Space who is a member of BPA.

I want to appeal this on the basis I am the owner of an apartment in this development, I live there and do not rent out any of my permits, I have a legitimate permit, its just that it fell off the dashboard. I haven't yet written anything to Secure a Space, and wanted some advice on what I should include in my email?

    What does your lease say about parking? Do you own the space?

    Make sure your permit is visible now, these people will ticket you as often as possible. I'm dealing with them at the moment https://forums.moneysavingexpert.com/discussion/5380716

    I'm sure there will be a regular contributor along soon to point you along the right path ( read the Newbies sticky first though)

    Also don't be under the delusion you are dealing with a company with any integrity and that they will accept any mitigating appeal you are thinking of submitting.

    You might want to add "secure-a-space" to your thread title.

    No you don't want to appeal like that at all. The registered keeper must appeal after 3 weeks, carefully timed and carefully worded not to suggest who was driving/parked (they do not know, even if there is only one driver of that car they have no access to learn who that is so don't tell them).

    Biscuit Muncher, am I right that you lost a POPLA appeal where you'd named the driver in an appeal before you came here? That should be warning enough to this OP not to write about the story of what happened from the driver's point of view.

    You MUST appeal as keeper.

    Please read the NEWBIES thread and wait 3 weeks after the PCN deliberately and then use the template appeal as keeper. Do not add anything and no admissions about the permit slipping, except if you are very careful to write in the third person: 'the vehicle has a valid permit and a copy of that is attached'.

    Meanwhile, do you have the paperwork or email still, specifically the paperwork that was attached to the permit? What does it say about a fine and does that paperwork actually specific the £ sum exactly as a stated figure and the terms? What does it say/not say and who issued this permit to you, was it on an email or paperwork from the managing agent? Did you sign anything agreeing to permit scheme terms and what did those terms say? Or was the permit just handed over by a letting agent with no terms?

    Do you rent or own the flat and space and what do the terms of your tenancy or leasehold title say about the space, is it allocated?
    PRIVATE 'PCN'? DON'T PAY BUT DON'T IGNORE IT (except N.Ireland).

  • Yes Coupon Mad, I did name the driver in my first two appeals to S-a-S, it was before I found this forum and the realities of how to deal with these people.
