In order to protect the future saleability of the flat and to satisfy your mortgage lender, you would almost certainly need to secure rectification, and it should be at the vendor's expense.

My solicitor requested copy of indemnty policy.
She has not discussed deed of rectification with be yet.0 -
You can easily download your neighbours lease yourself at a cost of £3 if you wanted to. Also there is snetnes a clause saying all leases on similar terms which may help. You should certainly have the sellers provide a deed of rectification though rather than an indemnity policy or you will have all this to deal wth all over again when you come to sell.0

Good news.
Estate agent contacted owner and has sent him full copy of lease of the flat next door saying 'that I was you should be looking for' .
The vendor has then found full lease.
So I can now progress with purchase.

Yes! Nobody reads the lease, I am absolutely amazed your solicitor did! You should advertise his services
The Housing Association will be the freeholder. Some HA's took over housing stock from Councils, but these are usually not Shared Ownership, so yours was probably new-built.
Find out who the HA is and pester them (it is the seller who should pester them, but perhaps he doesn't care as much as you do). Somewhere in the HA's officer there MUST be the correct version of your lease.
HA's usually charge leaseholders for assignment of leases, so they have no excuse for not providing the correct documentation to the seller.
Isnt that exactly what conveyancing solicitors do? I would have thought reading the entire lease and drawing their client's attention to relevant clauses was exactly what you are paying them to do!0 -
