EA owes me money!

The EA who used to manage the flat I am renting has owed me £40 odd pounds for over a year now. I've sent 4 polite letters over the year to no avail apart from a friendly.. 'oh yes sorry, i'll sort it out'! I have always paid up all the fees etc that were due to them well on time. I now want to get angry and threaten to take this matter forward if I don't get paid ASAP. But I'm not really sure how I would 'take this matter forward'!! any ideas!

Send a polite letter stating unless i receive the £40 within 14 day you will leave me no option but to take legal proceedings against you. This will result in further cost to yourself"s. Sorted!!0

Order several large pizzas for them at the £40 level, you wont get the £40 back but they wont mess with you again, they will be too fat to catch you0
